Surrey Heath MP Submits Formal Objection to Taylor Wimpey Housing Application

Residents across Normandy and Flexford have expressed serious concerns about Taylor Wimpey’s proposal to build up to 950 homes on high-sensitivity Green Belt land. While the need for appropriate development is recognised, this application raises significant questions about infrastructure capacity, environmental impact and long-term sustainability.

At a public meeting attended by around 150 residents, 95.6% of 686 survey respondents opposed the scheme, with 82.5% strongly opposed. Concerns centre on the loss of Green Belt, increased congestion around the A31 Hog’s Back and surrounding junctions, pressure on GP services and local infrastructure, insufficient clarity on parking provision, flood risk, and sewerage capacity constraints.

Particular concern arises from whether the transport modelling relies on overly optimistic assumptions about reduced car use in a semi-rural area, whether drainage proposals have been robustly tested against current climate change allowances, and whether necessary infrastructure upgrades would be delivered in a timely and enforceable manner.

Taken together, these issues indicate that the proposal does not currently provide sufficient certainty on transport impacts, infrastructure delivery or flood mitigation. For these reasons, I have formally objected to the application and asked Guildford Borough Council to refuse it.
